Buying or selling a house can be stressful. For many, a house is the largest purchase of a lifetime and yet few are aware of the legal pitfalls that can arise.  There are many legal technicalities involved and you will need a professional conveyancing expert to effect the transaction on your behalf and protect your financial position and personal interests.

Our ethos and commitment to our clients is to provide transparency and ensure that our clients fully understand what the costs will be before we accept new work. That means no ‘hidden extras’!

For example, we make clear that the costs can include: acting for a lender, filing and submitted a Land Tax Return to HMRC, making an application to the Land Registry to amend the register or even obtaining an indemnity policy for you.  We do not charge extra costs for these: we merely pass on these expenses (often called ‘disbursements’) to you at the same cost that we pay for it.

If you have used us for conveyancing already, you might be interested to know that we offer a discount to clients for repeat instructions and those instructions that result from your recommendations to friends and family.

Our prices are not as high as you would think! Call us and we will explain what is involved and what you will need to spend.

We would always recommend that you seek a number of quotations for the work so that you can compare the services of different law firms. That said, do ensure that you find out exactly what the quotation covers. In particular, ask for a breakdown and check that the price includes:

  • Full legal fees for acting for you and your lender; and
  • Disbursements such as  searches, pre-completion searches, bank transfer fees and registration fees.

Why do our fees sometimes appear more expensive than other firm’s at the quotation stage?

Some law firms give quotes that cover only the basic services.  Do bear in mind that there will nearly always be one or two – or more – additional services needed. If you do not ask for a full breakdown of what is included – and what else might be included, you might find your final bill exceeds the original quotation.

Just a final word – if you are thinking of buying a second home or an investment property, be aware of stamp duty costs – they were increased on 1 April 2016. Contact one of our team listed below if you want more information.
